Privacy Policy

AbodeIQ is a property-intelligence platform built and operated by Ocino Ventures LLC, a Delaware limited liability company ("we," "us," or "our"). Our registered service is available at abodeiq.co. Questions about this policy can be sent to ops@abodeiq.co or submitted via our contact form.

Information you provide directly:

• Account information — email address and (optionally) your full name when you create an account via email/password or OAuth (Google).
• Payment information — billing details when you subscribe to a paid plan. Payment processing is handled by Stripe; we do not store raw card numbers or bank details on our servers.
• Contact messages — content you submit via the contact form, including your email address and any message text.
• User preferences — data you enter into property calculators (mortgage inputs, HOA amounts, utility estimates) and checklists. This is stored per-property so the page remembers your entries.

Information collected automatically:

• Search queries — U.S. property addresses you search. We store these to generate your report, cache provider results for performance, and improve our data coverage.
• Usage data — pages visited, features used, timestamps of searches and report loads. Used for product analytics and abuse detection.
• IP address — logged for security, fraud prevention, and rate limiting.
• Session cookies — authentication tokens placed in a secure, HTTP-only cookie by Supabase. These persist your login session. We do not use third-party tracking cookies or cross-site advertising pixels.

• Deliver, maintain, and improve the AbodeIQ service.
• Process subscription payments and manage your billing relationship via Stripe.
• Send transactional emails (account confirmation, password reset, subscription receipts, property-change alerts) via Resend.
• Respond to support and contact-form submissions.
• Monitor for abuse, enforce our Terms of Service, and protect the security of the platform.
• Aggregate and analyze usage patterns (in de-identified form) to prioritize product development.

We do not sell your personal information to third parties. We do not use your data to build advertising profiles or serve behaviorally targeted ads.

We share data with the following vendors only to the extent necessary to deliver the service:

AbodeIQ uses a single first-party session cookie (sb-*) placed by Supabase to keep you logged in. This cookie is secure and HTTP-only. It expires when you sign out or after your session lapses.

We do not use Google Analytics, Facebook Pixel, or any other third-party tracking script. If Google AdSense is enabled (for free-plan users), Google may set its own cookies to serve and measure ads in accordance with Google's privacy policy.

We retain your account data and search history for as long as your account is active. Provider-result cache entries (property data fetched from Rentcast and government APIs) are stored for 30–90 days depending on data type and then refreshed or expired.

If you delete your account, we remove your profile, saved addresses, and user-specific data within 30 days. Aggregated or de-identified analytics data may be retained longer.

You may, at any time:

• Access — request a summary of the personal data we hold about you.
• Delete — request deletion of your account and associated personal data by contacting us at ops@abodeiq.co.
• Correct — update your account email or name through your account settings.
• Opt out of marketing emails — use the unsubscribe link in any marketing email (transactional emails such as receipts cannot be opted out of while your account is active).

If you are a California resident, you may have additional rights under the CCPA including the right to know categories of personal information collected and the right to opt out of sale (we do not sell personal information). To exercise California privacy rights, email ops@abodeiq.co.

AbodeIQ is not directed at children under 13. We do not knowingly collect personal information from children under 13. If you believe a child has provided us with personal information, contact us and we will delete it promptly.

We implement industry-standard safeguards including HTTPS/TLS encryption in transit, row-level security on our database, restricted service-role access, and periodic review of third-party integrations. No system is perfectly secure; we encourage you to use a strong, unique password and enable two-factor authentication where available.

We may update this Privacy Policy from time to time. When we do, we will revise the effective date at the top of the page. Material changes will be communicated via email to registered users at least 14 days before taking effect. Continued use of the Service after changes take effect constitutes acceptance of the revised policy.
